- Add your prices for each material, install labor per square and tear-off.
- Add disposal and permit, your markup and sales tax.
- Write the scope, warranty and exclusions under Adjust assumptions.
- Download the PDF. The customer sees the total and the price per square.
How the roofing estimate is calculated
Materials = bundles, rolls, drip edge, ridge cap and starter × your prices
Labor = squares × install price + squares × layers × tear-off price
Cost = materials + labor + disposal + permit
Price = cost × (1 + markup); total = price + sales tax
Price per square = total ÷ squares
Worked example
A 40 × 30 ft house, 6/12 gable, 16.5 squares with waste
- Materials: 50 bundles × $38 + 2 rolls × $52 + 16 drip × $9 + 2 ridge × $55 + 2 starter × $45 = $2,348.
- Labor: 16.5 × $180 = $2,970, tear-off 16.5 × $60 = $990.
- Disposal $450 + permit $250: cost = $7,008.
- 20% markup: $8,409.60. Tax 7% on materials (at billed price $2,817.60): $197.23.
- Total $8,606.83, or $521.63 per square, with markup built into each price.

Common mistakes to avoid
- Pricing floor area. Always price roof squares including pitch and waste.
- No decking price. Give a per-sheet price so rot does not become a dispute.
- Forgetting tear-off layers. Two layers cost about twice as much to remove.
- Leaving out disposal. Dumpster and haul-away are real costs.

How do roofers price a job?
Most roofers price per square (100 sq ft of roof): materials plus install labor per square, tear-off per square per layer, disposal and permits, then overhead and profit. The estimate shows the all-in price per square so customers can compare quotes.
Should overhead and profit show as a line?
Most residential roofers build it into each price so the customer sees one rate per item. Insurance and commercial work often shows it as a separate line. You can choose either.
How do I handle rotten decking?
Rot is only found after tear-off, so state a price per sheet on the estimate. The template prints it in the footer so the customer agrees to it in advance.
Worked example: what does this roof come to?
With the example prices, 16.5 squares costs $7,008 (materials $2,348, labor $3,960, disposal and permit $700). A 20% markup makes it $8,409.60. Built into each price (the default), 7% tax on materials adds $197.23 for $8,606.83, about $521.63 per square. Shown as its own line, tax on materials at cost is $164.36 for $8,573.96.
